Downtown apartments booming in South Bend

SOUTH BEND – Two new apartment projects are beginning to test the market for upscale housing in the heart of the city, with promising early results. Work is nearly complete on The LaSalle, a 67-unit apartment project in the former LaSalle Hotel, and Studebaker Lofts, a 52-unit project in the former JMS Building.

Meanwhile, people already are moving into the two historic buildings, contributing to a growing population of permanent, full-time residents downtown. The projects, developed with support from taxpayers, represent the tip of the spear in terms of new market-rate housing downtown, with as many as seven similar projects set to be complete by the end of 2019.

Studebaker Lofts opening in downtown South Bend

SOUTH BEND — South Bend is seeing more people move downtown and more apartments are opening up. People got to see the Studebaker Lofts Tuesday. These luxury apartments are located in the old JMS building. The owners hosted an open house for Bradley employees before opening it to the public.

When searching for an apartment, Madison Grant was looking for a good price, a view and a lively neighborhood. "I wanted to live in a place where there was a lot going on and a lot to be involved with. And where there was going to be a lot of people around. And also to be in a location where there is a lot of convenience for me to go do things,” said Grant. Grant chose the Studebaker Lofts located in the old JMS building. She says the apartments combine old and new.

SOUTH BEND — Ignition Park, the fledgling technology hub south of downtown, is starting to gain momentum.

Great Lakes Capital has opened two new buildings — Catalyst One and Catalyst Two — at the park. Those buildings are home to a handful of growing technology companies as well as the Notre Dame Turbomachinery Laboratory. More than 100 professionals are working in the park already, and dozens more are expected to join them over the next year.

Brad Toothaker, managing partner for Great Lakes Capital, said the South Bend-based development company hopes to add more buildings in Ignition Park as well.

South Bend firms plans $40 million downtown Fort Wayne apartment building

FORT WAYNE -- Great Lakes Capital, a South Bend-based private-equity firm, announced Wednesday that it will develop a $40 million apartment building in downtown Fort Wayne.

The 12-story building, which will be known as Skyline Tower, will include 124 apartments as well as 30,000 square feet of retail and office space.

Brad Toothaker, a principal at Great Lakes and Bradley Co., a South Bend-based commercial real estate firm, said the two companies will collaborate to build and manage Skyline Tower for the long term. Both companies also have committed to relocating their Fort Wayne regional offices into Skyline Tower.

Tech companies find a 'more modern' work space at Ignition Park

Catalyst One, one of two buildings that recently opened at Ignition Park, is not a typical office building.

It's starting to fill up with tech workers -- about 70 people already work in the building -- but it's not simply a shelter for desks and cubicles.

The building has a variety of spaces where people can work collaboratively in groups, find some privacy when they need to concentrate or just get a change of scenery without leaving the building.

Return to the city: More people moving to Downtown South Bend

The tables are turning on a 20th Century trend to live in suburbia. Nationwide, people are returning to the cities, particularly Millenials and so-called "empty-nesters." Downtown South Bend is no stranger to the influx: 127 new apartments, town homes, and condos have come online over the past seven years.

AM General signs lease for South Bend Distribution Center

AM General has signed a 10-year lease to use Great Lakes Capital's South Bend Distribution Center I.
The new center will offer more than 200,000 square feet and will be located off of I-90 at Dylan and Chet Waggoner Drive, in South Bend's most active industrial area.

"GLC partnered with the City of South Bend to develop SBDCI, as they both recognized the largely unmet, but high-demand need for large shipping and distribution centers that are centrally located within the Unites States," GLC said in a media release. "Their notion was vindicated when GLC signed AM General to a 10-year lease, prior to the building even being fully constructed."

Construction Underway On Skyline Tower

Skyline Tower was announced in September 2013 as a twelve-story residential complex with 100 living spaces, and would sit atop the Ash Skyline Plaza’s parking garage.

One year later, development firm Hanning & Bean pulled out, citing expensive losses due to construction delays. Development was delayed, but talks resumed in May 2015. This past January, Great Lakes Capital signed on with the City to complete development of Skyline Tower.

The 210,000-square-foot distribution center is located along 5448 Dylan Drive, near the intersection of the Indiana Toll Road and U.S. 31.

Great Lakes Capital met expectations of city officials

When selecting a developer for what would come to be known as Skyline Tower, city officials wanted to be sure the chosen plan would fit with the vision for downtown Fort Wayne.

From an initial six firms, city officials selected Great Lakes Capital from South Bend partly because of the design it put forward. But Greg Leatherman, the city’s community development director, also said that based on Great Lakes Capital’s track record, the firm appeared to be the most likely to succeed.

“It was pretty obvious when we cut it from six to three that three of the people were presenting projects that did not come close to meeting the expectations of the city compared to what was being built next to it. They weren’t compatible,” Leatherman said.

Five of the six initial firms were from Indiana and one was from Ohio. Great Lakes Capital has Fort Wayne and South Bend offices.
