GLC looks to capitalize on dislocations in markets by investing throughout the capital structure at a significant discount to underlying value. Our market presence and awareness position us to value add across the real estate spectrum, ranging from a complete physical restructure and implementing a new unrealized strategy to essential financial engineering enabling a property to economically perform again. By using a proprietary valuation methodology we purchase existing assets at a significant discount and then either harvest or portfolio the asset on a timeline that maximizes return.
As a Mezzanine Capital provider we are able to move quickly and position ourselves in the capital structure where our value will be most rewarded. Since each deal is unique, we can creatively structure each situation to suit our partner and ensure the optimum capital structure for the success of a project.
